Two well-proportioned inner courtyards divide the vast volume of old and new buildings. They provide orientation and regeneration for employees and visitors as much as they enable natural lighting and ventilation of all public areas.

The original design of the architects von der Hude and Hennicke for a "department store of the army and navy" demonstrated a sequence of individual halls in the floor plan, which the visitors could walk through in a circuit. The juxtaposition of clearly defined different rooms recalls the concept of Adolf Loos' "Spatial Plan". In the original version of the building, the various stairwells, smaller access areas and inner courtyards were integrated into the spatial structure. An overarching development system in the form of corridors was not discernible in the historical plan. The striking construction of the floor slabs with sheet steel caps and slender cast-iron columns reinforces the idea of the "room plan". New design builds directly on this fundamental understanding of space and continues it consistently. The original halls of the department store should remain legible. New elements, such as the central staircase should naturally fit into the room plan.

The sandstone plaster facade of the old building is to be renovated in line with the changes of the 1930s.The structure of the façade of the new parts is based on a strong simplification of essential design elements of the vividly structured historical façade of the old building.
